Second fix done by joiners

Doors, staircases, skirting and architrave are the things you touch and use every day. A door that does not hang true or a staircase with a loose spindle is noticeable every single time. Second fix joinery is not a finishing afterthought. It is part of the quality of the house, and it takes a joiner to do it properly.

We carry out second fix joinery across Blackpool from individual door hangs to full staircase renovations, glass balustrade installation and complete second fix packages in new builds and major renovations. All work is carried out to current Building Regulations and confirmed in writing before we start.

What doors and staircase work includes

Second fix work varies considerably by job, but this is what a typical package with Precision normally covers. The spec for your project is confirmed at a site visit.

  • Doors hung true and adjusted to frame
  • Handles, hinges and latches fitted
  • Skirting and architrave measured and fitted
  • Window boards and door stops included
  • Existing profiles matched in period properties
  • Staircase spindles, handrail and newels replaced
  • Glass balustrade panels fitted to regulations
  • Staircases painted or stained if required

Doors, staircases and second fix across Blackpool and the Fylde Coast

Door hanging sounds simple. In a house where every door opening is a slightly different size and no frame is quite plumb, it requires patience, a well-tuned plane and an understanding of how timber moves. We hang internal and external doors, bifolds, sliders and French doors across Blackpool. Whether the door is solid oak, glazed, fire-rated or a painted softwood primed set, the result is a door that fits properly, closes quietly and stays that way.

Staircase renovations are one of the most transformative things you can do to a house without moving a wall. Replacing dated spindles with glass panels, fitting a new oak handrail, treating the treads to expose the timber or adding a feature newel post changes how the house feels from the moment you walk in. We renovate staircases across Blackpool and carry out full balustrade replacements to current Building Regulations with the appropriate structural fixings.

What to expect during second fix joinery

Second fix work follows first fix plumbing and electrics and plastering. Doors are hung before final decoration so that frames can be siliconed and painted without gaps. Skirting and architrave are fitted after plastering, cut tight to corners, scribed to any floors that are not level and fixed securely. Staircase work is protected during the rest of the project if other trades are still on site.

How the process works for doors and staircases

For individual door hangs, a phone call or a message with the door size and frame condition is usually enough to give a price. For staircase work, a site visit confirms the scope, the spec and the programme. Everything is confirmed in writing. Work is carried out in a planned sequence so that the finished surfaces are not damaged by subsequent work.

Why Precision Joinery and Tiling for your doors and staircases

Time-served joinery skills

Hanging a door properly in a frame that is not square, fitting a skirting board that scribes neatly to an uneven plaster floor and installing a glass balustrade that meets the structural loading requirements of Building Regulations are all joinery skills that come from training and experience. Craig has been doing this work in Blackpool for over twenty years.

Staircase renovations that transform a house

A staircase that was designed for wall-to-wall carpet and painted MDF spindles can become an open-plan oak and glass feature in three to four days. We carry out those renovations regularly in Blackpool and the surrounding area, and the transformation in how a house feels is consistent. It is often better value than a kitchen or bathroom renovation in terms of visible impact.

Built to current Building Regulations

All staircase and balustrade work from Precision is carried out to the current Building Regulations requirements for height, balustrading, handrail strength and tread dimensions. We do not cut corners because the regulations exist for good reasons, and a staircase that does not meet them is a liability for whoever owns the house.

Cannot rate Craig enough. He has done an amazing job of tiling my bathroom floor after another plumber botched the job of fitting the bathroom. Highly recommend Craig and really looking forward to having him back to do some more jobs in my house. Really nice guy and fantastic work.

Craig has recently hung some oak doors for us. We were really delighted with the workmanship and would wholeheartedly recommend him to anyone.

I phoned Craig desperately wanting some help with fitting my bathroom. He was very quick to respond, gave me a quote within a couple of days and was most helpful with picking the best boards and flooring. He is very genuine, honest and always puts 100 per cent into his work.

Questions

Doors and staircases questions answered

Can you hang a new door in an old house with an out-of-square frame?

Yes. Most houses in Blackpool built before 1960 have frames that are out of square, frames that have twisted slightly over the decades or linings that were never quite plumb. Hanging a door properly in a frame like that means planing the door to the actual opening rather than the nominal size. That is a joiner's skill and it is what we do.

What types of door can you hang?

Internal doors, external doors, bifold doors, sliding pocket doors and French doors. Solid hardwood, engineered oak, softwood primed and ready to paint, glass-panel and glazed fire doors. Pre-hung sets in new linings, doors to existing frames and door conversions from a single to a double opening.

Can you renovate an existing staircase rather than replacing it?

Yes, and in many cases renovation is the better option. Replacing spindles with glass panels or contemporary metal balusters, fitting a new handrail, replacing damaged or worn treads, removing the carpet and staining or painting the staircase for an open-plan look are all jobs that transform a staircase for less cost than a full replacement.

Is a glass balustrade safe for a family with young children?

Yes, when fitted correctly to current regulations. The glass is toughened or laminated safety glass and the fitting method is structural. The Building Regulations requirements for staircase balustrades are specific about height, loading and opening size, and we build to those standards on every staircase job in Blackpool.

Do you fit the skirting and architrave as well?

Yes. Second fix joinery includes skirting, architrave, window boards, door stops, picture rails and coving. We can match existing profiles in properties where the mouldings are part of the character of the house, and we can supply contemporary profiles for more modern interiors.

How long does a staircase renovation take?

A spindle replacement with a new handrail is usually two days. Fitting glass panels to replace balusters takes one to two days depending on the run length. A full staircase renovation including treads, risers, newel posts and balustrade is typically three to four days. A full replacement staircase is quoted separately as it involves structural work.

What does second fix joinery cost in Blackpool?

Hanging a door in an existing lining starts from around £150 supplied and fitted. Skirting and architrave is priced by the linear metre. Staircase work is quoted from a site visit because the scope varies considerably. Prices are confirmed in writing before any work starts.
